A Hedonic Price Analysis for the New Zealand Wine Industry: Preliminary Results AgEcon

This paper presents preliminary results from a hedonic price analysis of premium wines in New Zealand over the vintages 1994 – 2003. Implicit prices are presented for a sensory quality rating, as well as wine variety and regional reputation. Results show that the price premium associated with Michael Cooper's five-star quality rating is highly significant and increasing in magnitude over the study period. Trends in regional and varietal preferences are also explored.

Bayesian Model Averaging in the Context of Spatial Hedonic Pricing: An Application to Farmland Values AgEcon

Since 1973, British Columbia created an Agricultural Land Reserve to protect farmland from development. In this study, we employ GIS-based hedonic pricing models of farmland values to examine factors that affect farmland prices. We take spatial lag and error dependence into explicit account. However, the use of spatial econometric techniques in hedonic pricing models is problematic because there is uncertainty with respect to the choice of the explanatory variables and the spatial weighting matrix. Bayesian model averaging techniques in combination with Markov Chain Monte Carlo Model Composition are used to allow for both types of model uncertainty.

British Columbia Consumers' Preferences for Italian Wines: Reputation and Vintage Effects on Wine Quality and Prices AgEcon

Italian wines have been enjoyed by Canadian consumers for decades and the consumption is not limited to the ethnic Italian population. The study examines effects of wine characteristics and the brand associated with the designation of geographic origin estimating five hedonic price equations for Barbaresco; Barbera; Veneto (Valpolicella, Amarone and Reecioto); Soave; and, Chianti and uses weekly sales data from British Columbia retail outlets. Results indicate that, in general, a premium was paid for higher alcohol content, but the effects of individual brands within each area of origin varied and the range of price premia and discounts was from 14% to -12% suggesting that small price changes with regard to the baseline wine price could affect purchase.

Channeling consumption preferences for co-existence of landrace and modern varieties in-situ AgEcon

The study examines the least-cost option of conserving landraces in-situ by the development of market friction instruments. The empirical examination is comprised of two closely-related studies on eggplant production and consumption sectors of India. An examination of the cost and return structure of eggplant farming in the study area reveals that the incremental farm price of eggplant products of landrace origin eclipses the yield advantage of hybrid varieties. Possibly due to the information asymmetries and other imperfections existing in this market, the price increment currently realized by the eggplant farmers is still only a fraction of consumers’ willingness to pay for landraces. Externalities Imposed on Residential Properties in Highly Urbanized Areas AgEcon

In highly industrialized areas open spaces such as farmland and nature are under pressure since urban areas are expanding at their expense. Because of the high opportunity costs of development in urban areas, a high price has to be paid for the maintenance or creation of open space. The question is if this high price can be justified by the value of the open space. We estimate the value residents attach to surrounding open space in a hedonic pricing model. Fast Food, Addiction, and Market Power AgEcon

Many attribute the rise in obesity since the early 1980's to the overconsumption of fast food. A dynamic model of a different-product industry equilibrium shows that a firm with market power will price below marginal cost in a steady-state equilibrium. A spatial hedonic pricing model is used to test whether fast food firms set prices in order to exploit their inherent addictiveness. The results show that firms price products dense in addictive nutrients below marginal cost, but price products high in nonaddictive nutrients higher than would be the case in perfect competition.

FLOODING RISK AND HOUSING VALUES: AN ECONOMIC ASSESSMENT OF ENVIRONMENTAL HAZARD AgEcon

Climate change, the ‘boom and bust’ cycles of rivers, and altered water resource management practice have caused significant changes in the spatial distribution of the risk of flooding. Hedonic pricing studies, predominantly for the US, have assessed the spatial incidence of risk and the associated implicit price of flooding risk. Using these implicit price estimates and their associated standard errors, we perform a meta-analysis and find that houses located in the 100-year floodplain have a –0.3 to –0.8% lower price. The actual occurrence of a flooding event or increased stringency in disclosure rules causes ex ante prices to differ from ex post prices, but these effects are small. HEDONIC ESTIMATION APPLIED TO THE FARMLAND MARKET IN GEORGIA AgEcon

Farmland offered for its productive or consumptive value may be viewed as a class of goods characteristic of product differentiation. Using the generalized Box-Cox transformation, an unrestricted hedonic model was employed to derive implicit valuations of parcel attributes. Results suggest that the significance and level of importance of attributes on land pricing depends on the spatial extent of markets in Georgia. Differences in the productive or consumptive use of farmland may imply that different factors and functional forms are appropriate to different farmland markets.

Hedonic Housing Prices and Agricultural Pollution: An Empirical Investigation on Semiparametric Models AgEcon

The objective of this paper is to assess the impact on property values of agricultural pollution using alternative semiparametric hedonic price models. The proposed model specifications are made up of two parts: a partially linear component for house characteristics and a non (semi) parametric form to represent the non linear influence of agricultural pollution. A general-to-specific search procedure is adopted to select the best model specification. An application of theses parametric models to rural townships indicates that pollution resulting on livestock operations have a significant nonlinear impact on house prices.

Hedonic Pricing Evaluation on Agritourism Activity in Italy: Local Culture-based or Facility-based? AgEcon

This paper focused on how and what diversified activities influence the price level of agritourism. A hypothesis that contrasts two directions was examined: facility-based and local culture-based activities. First, from the conceptual consideration, we defined that agritourism based on local cultural resources can internalize positive externalities, which are accompanied by local cultural resources, into income, unlike facility-based activity that has no connection with local cultural resources. HEDONIC PRICING, INFORMATION, AND THE MARKET FOR THOROUGHBRED YEARLINGS AgEcon

Building on the 1997 work of Chezum and Wimmer, and the 1998 work of Lansford, Freeman, Topliff, and Walker, we estimated a hedonic hammer price model on a random and representative sample of 212 yearlings from the 1999 Keeneland September Yearling Sale. Explanatory variables representing day of sale, age of yearling, stud fee, racing performance of sire and dam, geographic origin of yearling, and yearling health information were statistically significant. In each model, we failed to reject the null hypothesis of no adverse selection; sellers who breed and race horses did not receive a statistically significant price penalty on their yearlings sold in this auction, compared to sellers who just breed horses.

Implicit Value of Retail Beef Brands and Retail Meat Product Attributes AgEcon

Consumers reveal preferences for fresh beef attributes through their retail beef purchases. Hedonic pricing methods were used to estimate the value consumers place on observable characteristics of fresh beef products, especially on retail beef brands. Primary data were collected from 65 randomly generated grocery stores located in three metropolitan areas, Oklahoma City and Tulsa, Oklahoma, and Denver, Colorado. The distribution of lot sizes and associated improvements affect property values. Hence, zoning affects municipal property tax revenues. If optimal lot size is inconsistent with the targeted zoning density in a community, municipal revenue can be increased through zoning change. This paper theoretically derives the optimal lot size that maximizes tax revenues as a function of the elasticities of improvement value and lot size prices with respect to density, and the elasticities of land and improvement demand with respect to lot size. Pricing Attributes of Wines from Emerging Suppliers on the British Columbia Market AgEcon

We examine British Columbia (BC) wine consumers’ valuation of wine imported from emerging suppliers (Argentina, Bulgaria, Chile, Croatia and Hungary) through the estimation of a hedonic price function. Retail sales data employed in this study comes from the BC Liquor Distribution Branch and covers weekly sales of table wine that was imported from all five countries into the province of British Columbia. The results indicate that the grape variety is an important factor influencing consumers’ willingness to pay. In particular, white and red wines from Chile are associated with larger price premia while wines from Argentina command a premium only among red wines. Show Quality Quarter Horse Auctions: Price Determinants and Buy-Back Practices AgEcon

This study estimates the price determinants of show quality quarter horses sold at auction. Several characteristics including genetic and physical traits, quality of pedigree, and performance record of the horse, as well as the horse's offspring, were found to significantly impact selling price. Sale order positively affected price and appears to be driven by buyers rather than intentional ordering of the horses. A common practice at horse auctions is for the seller to reject the final bid offered and buy back the horse. Model-predicted prices for these buy-back horses indicate they are not undervalued by the final bids, based on their characteristics.

Spatial Analysis of Factors Affecting Finnish Farmland Prices AgEcon

The purpose of the study was to find out the factors affecting farmland prices in Finland. A hedonic pricing model that takes into account the presence of spatial dependence was applied for a very large sales price data (6 281 observations). The results confirmed the importance of land quality and the structural change as determinants of land price. In addition, off-farm job possibilities seemed to have a significant role in determining land prices. The effect of government payments on land prices was also clear, even though the support does not explain very much of the differences in land prices between regions.

The inclusion of spatial correlation of house price in hedonic pricing model may produce better marginal implicit price estimate(s) of the environmental variable(s) of interest. Most applications where a spatial econometric model is applied to the estimation of a hedonic property value model have used either a spatial lag model or a spatial autoregressive (SAR) error model.
